Roundhouse breaks ground on second phase of £10 million Shadsworth site

After completing and letting its first phase at Shadsworth, Roundhouse has now broken ground on its second phase.

Phase one saw 14 units being built, of which ten were 1,000 sq ft and four were 850 sq ft, with phase two comprising 32 units at 650 sq ft.

When the site has been completed, 68 new commercial units will provide 24,000 sq ft of commercial space on a 1.56-hectare site.

Managing director of Roundhouse Properties, Jeremy Lefton, said: “Following the election, we’ve already seen a marked increase in interest in the next phase as Shadsworth provides occupiers with excellent access to the motorway network complemented by well-established business parks and leisure outlets around the scheme.

“The model we have developed has proved very attractive to SMEs, especially start-ups that need flexible space to grow their operations, which help boost the local economy.”

Councillor Quesir Mahmood, Deputy Leader of Blackburn with Darwen Council and Executive Member for Growth and Development, said: “Blackburn with Darwen is well known for its strong entrepreneurial spirit, which makes schemes like this, with a focus on business start-ups and SMEs, incredibly important.

“We always welcome investment in our borough and very much support it, and it’s fantastic to see the success of the first phase of this scheme, with almost all of the units already sold.

“The fact that they have so quickly progressed to the second phase is a great show of private investor confidence in our borough. This scheme is in the perfect location too – a key growth corridor for us – with more than £30m of new investment planned in the transport links in that area, including the widening of Junction 5 of the M65 and improved active travel routes.

Evolve Architectural Design drew up for the scheme and De Pol Associates acted as planning consultant. Danny Pinkus at Pinkus & Co. and Neil Weaver of Taylor Weaver have been appointed as joint agents for the scheme.

Roundhouse has completed the first phase of its latest Momentum site in Blackburn and has only two available to purchase or let.

“With the UK economy looking like it’s back on track, we expect that demand for phase two to be better than phase one, and once we have most of those units tenanted or sold, we’ll then look to develop the final phase of the site by 2026.

“We developed the Momentum concept to provide growing businesses with affordable and flexible space, and it’s an idea that has gone down very well with SMEs across the region.”

Roundhouse welcomes new tenants to South Preston Office Village

New tenants have arrived at South Preston Office Village, leaving only three units available and the popular business park.

The office village comprises 15 high-tech office units and is located close to the M6, M65, and M61 junctions, which give direct access to the national motorway network.

The new tenants are AtC Trust, a trust comprising four schools across Lancashire; marketing agency Yeti Digital; national entertainment online quiz company Quizult; and legal support company Benefit Answers.

With the arrival of the new tenants, offices 4b, 5b, and 10b are on the market. Offices can be made available based on a six-year effective full repairing and insuring lease incorporating a third-year rent review.

Leading law firm signs deal on Princess Street

Leading intellectual law firm, Brandsmiths and its sister volume litigation firm Claimsmiths has taken all two floors of office space at Roundhouse’s flagship Manchester location.

Princess Street is a 7,000-square-foot grade II listed building in the heart of Manchester, next door to the Four Star Malmaison Hotel and is in the central business district of the bustling city.

Founded in 2014 Brandsmiths advises global brands on managing intellectual property and has a head office in London. Claimsmiths started out as the working title of the Volume Litigation team within Brandsmiths, and deals with a range of consumer claims, relating to mortgages, financial contracts, housing disrepair and misuse of data.

Plans unveiled for £10m Momentum commercial space in Blackburn

We’re pleased to announce we have now submitted plans to create a new £10m commercial development in Blackburn.

The development will create 68 new commercial units on a 1.56-hectare site off Haslingden Road close to Junction 5 of the M65. The units will offer a total of 24,000 sq ft of commercial space for office, industrial, storage and distribution uses.

This scheme will continue the roll out of our popular Momentum business centre concept which provides flexible spaces to support growing SMEs.

It will become our fourth Momentum project and follows previous developments in Preston and Buckshaw Village, near Chorley. Momentum offers occupiers the opportunity to rent, buy or rent to buy.

Our director Jeremy Lefton comments: “Our Momentum business centres have proved hugely successful because they offer business owners that all-important flexibility to support them on their business journey.

“These units will provide a fantastic location for businesses right next to the M65 in a well-established commercial area, creating new jobs and economic activity. We’re excited to submit this planning application and hope to be on site before the end of the year.”

The 68 single-storey commercial units will be spread across 12 buildings. Aimed primarily at small businesses and start-ups, the flexible design enables owners and occupiers to take more than one unit and add a mezzanine level to a create a larger space to suit their specific needs.

We have appointed Danny Pinkus at Pinkus & Co and Neil Weaver of Taylor Weaver as joint agents. The scheme was designed by Evolve Architectural Design and De Pol Associates are acting as planning consultant.

Subject to planning consent, we hope to be able to start work on the development towards the end of summer with phase one being made available in early 2022.

Jeremy outlines commercial property trends at Place North West event

Roundhouse director Jeremy Lefton has taken part in a major discussion on Lancashire’s property and regeneration sector.

Jeremy was invited to be part of the panel discussion for Place North West’s Lancashire Development Update.

The event, at the Dunkenhalgh Hotel and Spa near Blackburn, was attended by over 200 property professionals from across the region.

Jeremy was asked about current commercial property trends in Lancashire, commenting that smaller and more flexible spaces where growing increasingly important for SMEs.

Jeremy said: “There’s definitely been a shift in the last few years in how business owners are viewing their property needs. It’s not necessarily a case of living close to work but looking for a place to work that’s close to home.

“Technology and the ability to work from anywhere also means that some occupiers don’t need to double the size of their premises to double the size of their business.

“We’ve seen it with our own office developments that business owners definitely appreciate being close to transport links but also close to residential areas. They also like being part of an SME business community with like-minded people.”

The conference offered an update on economic activity in Lancashire, the key developments, future sites, and policies shaping the area. Other areas discussed included housing, warehouses, offices, and retail.

Other speakers at the event included Preston City Council chief executive Adrian Phillips and Nick Gerrard, growth and prosperity programme director at Blackpool Council. Maple Grove Developments and Nikal were among the other developers represented at the event.

Final phase of £5 million Preston business centre sells out

North-West based Roundhouse Properties has sold the final phase at its third Momentum site ahead of its planned Summer completion.

The last 1,300 Sq Ft unit of the ten in the third and final phase was taken by Just German Parts, which now means all 48 units at the Momentum@Cuerden site will be occupied.

Just German Parts specialises in providing automotive parts and accessories to commercial and domestic customers, specifically for marques in the VAG group and BMW. The company focuses on sourcing selected quality aftermarket products that are high quality while cheaper than main dealers. The business will be relocating from its Accrington base.

Daley Anderson, joint owner said: “We’ve been searching for a new location for a long time as we specifically wanted a base that had direct access to the motorway network and was easy for our customers to visit us. The premises will enable us to serve a wider Lancashire base and were looking forward to being part of a vibrant business community.”

Momentum@Cuerden is adjacent to Roundhouse’s South Rings Office Village and opposite to the property company’s South Preston Office Village complex.

Roundhouse completes builds and sells second phase of £5 million Preston business centre

North-West based Roundhouse Properties has completed the second phase of construction of 16 units at its third Momentum site in Preston.

June saw the property business build and sell 22 units in the first phase of Momentum@Cuerden and it has now completed and sold all 16 units in the second phase.

Existing tenants Precision Motion, North West Sealants and premium interior design company Vivocasa will be joined by Throne UK, Thrive Personal Training Studio, Evolve Document Solutions and Chorley-based Coopers Taxis which will use Momentum@Cuerden to expand into South Ribble.

Jeremy Lefton, managing director of Roundhouse Momentum Development, said: “Progress on the site has been fantastic and we’re looking forward to welcoming our new tenants to it. We’ll be starting on the final phase in November, which will see 12 units being built.  Demand for them is high and if our sites are a sign of the vitality of SMEs in the region, then they are in good health.”

Construction on the Preston site started in August 2017 and when it finishes at the end of 2018, the development will provide 37,800 Sq Ft of commercial space. The property company is in the process of securing planning for its Knowsley site which will be the first Momentum Business Centre outside of Lancashire.

Roundhouse Properties acquires next site for popular Momentum Business Centre

North-West based Roundhouse Properties has acquired a site in Blackburn to develop its popular Momentum business centre concept.

The property company acquired 3.5 acres on Shadsworth Business Park in Blackburn in April where it will build 68 units providing a total of 4,273 Sq M (46,100 Sq Ft) in commercial space.

The Shadsworth location will be the fourth Momentum Business Centre delivered by Roundhouse Properties. It has successfully developed other sites at Buckshaw Village, Bamber Bridge and is in the process of completing phase one construction works at its South Rings site.  A total of 127 business units in the Momentum model have been brought to the market in the last four years.
