Final phase of £5 million Preston business centre sells out

North-West based Roundhouse Properties has sold the final phase at its third Momentum site ahead of its planned Summer completion.

The last 1,300 Sq Ft unit of the ten in the third and final phase was taken by Just German Parts, which now means all 48 units at the Momentum@Cuerden site will be occupied.

Just German Parts specialises in providing automotive parts and accessories to commercial and domestic customers, specifically for marques in the VAG group and BMW. The company focuses on sourcing selected quality aftermarket products that are high quality while cheaper than main dealers. The business will be relocating from its Accrington base.

Daley Anderson, joint owner said: “We’ve been searching for a new location for a long time as we specifically wanted a base that had direct access to the motorway network and was easy for our customers to visit us. The premises will enable us to serve a wider Lancashire base and were looking forward to being part of a vibrant business community.”

Momentum@Cuerden is adjacent to Roundhouse’s South Rings Office Village and opposite to the property company’s South Preston Office Village complex.

Jeremy Lefton, managing director of Roundhouse Momentum Developments, said: “Demand for the units has been high due to the location being next to the M6, M65 and M61 interchange and decent retail and leisure amenities.

“The Momentum concept is a tried and tested model which is working well for SMEs across the county. We’re also hoping to start on our Blackburn and Knowsley sites this year and are continuing to look for other suitable locations in the region to roll out further Momentum sites.”

Construction on the Preston site started in late 2017 and now completed the development will provide 37,800 Sq Ft of commercial space.

Roundhouse completes builds and sells second phase of £5 million Preston business centre

North-West based Roundhouse Properties has completed the second phase of construction of 16 units at its third Momentum site in Preston.

June saw the property business build and sell 22 units in the first phase of Momentum@Cuerden and it has now completed and sold all 16 units in the second phase.

Existing tenants Precision Motion, North West Sealants and premium interior design company Vivocasa will be joined by Throne UK, Thrive Personal Training Studio, Evolve Document Solutions and Chorley-based Coopers Taxis which will use Momentum@Cuerden to expand into South Ribble.

Jeremy Lefton, managing director of Roundhouse Momentum Development, said: “Progress on the site has been fantastic and we’re looking forward to welcoming our new tenants to it. We’ll be starting on the final phase in November, which will see 12 units being built.  Demand for them is high and if our sites are a sign of the vitality of SMEs in the region, then they are in good health.”

Construction on the Preston site started in August 2017 and when it finishes at the end of 2018, the development will provide 37,800 Sq Ft of commercial space. The property company is in the process of securing planning for its Knowsley site which will be the first Momentum Business Centre outside of Lancashire.

Roundhouse Properties acquires next site for popular Momentum Business Centre

North-West based Roundhouse Properties has acquired a site in Blackburn to develop its popular Momentum business centre concept.

The property company acquired 3.5 acres on Shadsworth Business Park in Blackburn in April where it will build 68 units providing a total of 4,273 Sq M (46,100 Sq Ft) in commercial space.

The Shadsworth location will be the fourth Momentum Business Centre delivered by Roundhouse Properties. It has successfully developed other sites at Buckshaw Village, Bamber Bridge and is in the process of completing phase one construction works at its South Rings site.  A total of 127 business units in the Momentum model have been brought to the market in the last four years.

Roundhouse completes the double at Momentum Business

Despite it only being the beginning of the month, November is proving a busy month for Lancashire-based Roundhouse Properties, as the property company welcomes another two exchanges to purchase business units at its new Momentum Business Centre@South Rings, Bamber Bridge – with phase one of the construction close to completion.

The exchange of contracts sees railway engineering specialists, Haigh Rail take on units 3, 4 and 5 at the business park, resulting in the total space stretching over 2,872 sq ft for a combined cost of £302,000. Established in 2011, Haigh Rail employs 34 people based across the UK. The sale will see them move from its previous Roundhouse property development at Buckshaw village.

Commenting on the move, Managing Director, Chris Haigh said: “The area has always provided us with the ability and flexibility to access the motorway network instantly, which is crucial for the work we carry out across the rail network. Due to company growth, and the need to expand our facilities, we saw Momentum as the perfect solution.

“We plan to move into two of the units immediately, the third we’ve purchased as an investment for future expansion. We have had an excellent working relationship with Roundhouse Properties and look forward to continuing this for the foreseeable future – it’s nice to know we’re in safe hands.”

Another company which has chosen Roundhouse Properties’ Momentum site to grow its personalised clothing company is Ultimate Identity. Expanding to take on a second office, the first being in Blackburn, purchasing units 1 and 2 in excess of 1,686 sq ft for £203,300, where they hope to offer new employment opportunities in the area.

Ultimate Identity was established by managing director Paul Booth in 1996, who saw a gap in the market to offer a full in house printing and embroidery service, for work, school and sportswear. Whilst also supplying a range of health & safety products into schools and the NHS.

Roundhouse exchanges contracts with Avalon Doors

Avalon Doors has recently exchanged contracts to purchase the very first business unit at, Lancashire-based, Roundhouse Properties new Momentum Business Centre@South Rings, Bamber Bridge, with phase one of construction expected to be completed in October.

Established in 1991, Avalon Doors has grown to become a leader in supplying and installing security doors, security roller shutters, awnings and garage doors for industrial, commercial and domestic use throughout Preston and Blackpool.

Purchased for £76,500, the sale will see the doors and awnings specialists move from its Leyland location to a business unit, measuring 729 sq ft, which can be tailored to suit the businesses requirements.

A story of success at South Rings

Planning permission has recently been granted for the 2.3 acre site to develop 43 business units, offering flexible office and industrial space, ranging from 636 sq. ft. to 2,544 sq. ft., specifically designed for small to medium sized businesses.

£3million Momentum Business Centre resounding success

A £3million business park in Chorley is now fully occupied only four months after its construction was completed.

Momentum Business Centre@Buckshaw which comprises 35 business units is now home to Haigh Rail, Race Suspension Services, TK Platt electrical Ltd and S&S Northern to name but a few.

The final 1085 sq ft unit has now been let to regional marketing business, Marvel At Everything. The company is a new business and boast over 30 years in media, print, events and digital online industry.

The business which, was founded by Colin Pinches earlier this year, provides the full range of marketing which includes all forms of media, events, design, branding and online services.

One of its most recent projects was handling all the advertising, filming and signage for the recent Southport Air Show.

Colin said “I’ve been very impressed with the flexibility of the development, the product and the concept in general.

The company which opened an office at the business park in November 2011, has experienced significant growth, fuelling the need for extra office at the popular location.
